CK believes that comprehensive research and due diligence are key to the financial success of a multifamily asset. When evaluating acquisition opportunities typically only 1 out of 20 assets reviewed meets our initial investment criteria. Our goal is to identify properties that represent the best acquisition opportunities.

Over 100 strategic areas are identified during our assessment review, which include but are not limited to:

  • Identifying geographically diverse, high barriers to entry growth markets with stable employment and supply constrained characteristics
  • Extensive property evaluations including operations, physical inspections, local market and sub-market reviews
  • Minimizing operational surprises by identifying physical or financial
    issues that could have a negative impact on value
  • Developing a detailed financial analysis of the asset
  • Evaluating risk issues and mitigation plans
  • Feasibility studies for value-add repositioning and payback analysis
  • Identifying, planning and implementing effective renovation programs
  • Creating long term, detailed operating and capital budgets including five
    year operating capital plans
